NAHB’s Eye on Housing blog reports that the volume of custom home builds is expanding even as the overall market share of custom builds declines slightly.

Over the last four quarter period, ending with the second quarter of 2017, there were 171,000 total custom single-family home starts, an increase of more than 2% over the previous four quarters. Custom building starts (not for sale, owner-built and contractor-built homes) totaled 50,000 during the second quarter of 2017.

The current market share of custom builds in terms of total single-family starts is 21 percent, down from a high of 31.5 percent in the second quarter of 2009. This decline is due to an overall acceleration in single-family construction.
