Medians are often better than averages for statistical snapshot purposes, but medians still don’t tell the entire story.
Zillow reports that rent affordability, defined as the share of income that goes toward rent, has steadily deteriorated across the board, from 26 percent to 30 percent. But, the market has experienced sharper trends at the high and low ends.
The site analyzed 15 housing markets and noticed double-digit rent appreciation among lower-end apartments in 11 of them. Zillow found mixed results on the high end.
