Foreclosure activity grew in the first few months of the year. According to property data provider ATTOM’s Q1 2025 U.S. Foreclosure Market Report, there were a total of 93,953 U.S. properties with foreclosure filings in Q1 2025. Compared with the previous quarter, this is an 11% increase, but it is also down by 2% from the year prior. Additionally, 68,794 properties started the foreclosure process in Q1 2025, up 14% from the previous quarter and up 2% from one year ago. Kansas recorded the most foreclosure starts, followed by Delaware and Oklahoma. In these states, foreclosure starts increased by 117%, 58%, and 45%, respectively.
Those major metros with a population of 200,000 or more that had the greatest number of foreclosures starts in Q1 2025 included Chicago, IL (3,789 foreclosure starts); New York, NY (3,566 foreclosure starts); Houston, TX (3,046 foreclosure starts); Miami, FL (2,028 foreclosure starts); and Philadelphia, PA (1,985 foreclosure starts).
