New-Home Sales Pick Up

Despite high costs and ongoing economic challenges, sales of new homes grew in March

New-home sales grew in March. According to the Calculated Risk blog, which cites data from the U.S. Census Bureau and the Department of Housing and Urban Development, sales of new single-family homes in March 2025 were at a seasonally-adjusted annual rate of 724,000. Compared with the previous month's rate of 674,000, this is a 7.4% increase and a 6% increase from March 2024’s rate of 683,000. And while new-home sales crept upward, months of supply declined, signaling potential optimism among prospective homebuyers. In March, months of supply declined to 8.3 months from February’s 8.9 months.

The all-time record high was 12.2 months of supply in January 2009. The all-time record low was 3.3 months in August 2020.

This is well above the top of the normal range (about 4 to 6 months of supply is normal). Read more
