Median Home Costs Across the Fastest Growing States

These states are booming with population growth, causing home prices to rapidly rise. But how much does it actually cost to buy a home there?

Affordability varies greatly across the U.S., and in many housing markets that are experiencing population growth, prices have risen drastically. Real estate marketing platform Realtor.com analyzed median home prices across the 15 fastest growing housing markets to figure out where prices have grown the most. Washington, D.C., which saw the highest population growth in 2024, had a median home price of $585,000 in January 2025. Likewise, New Jersey—which recorded a 1.3% increase in population during 2024—saw home prices rise to $535,000 in January.

On the other side of the spectrum, South Carolina, which was the fifth fastest-growing state in the nation, had the lowest median home list price of just $350,000 in January.

Texas, whose sizeable 1.8% population growth rate has propelled it to the second spot on the list of fastest-growing states, boasted a similarly affordable median list price of $354,954, still well below the national median. Read more
