Although they can be a challenge to build on, narrow lots offer benefits for both developers and buyers. For developers, they allow for more units per project, helping offset high land costs and potentially reducing development expenses. For buyers, narrow lots can improve affordability and make homeownership more accessible. However, when designing homes on narrow lots, home building professionals need to think strategically in order to offer the best design solutions, according to Denver-based architecture firm KGA Studio Architects. When considering tight lots, designers and builders should focus on maximizing curb appeal, building vertically, and offering creative outdoor space solutions, among other factors.

Low-maintenance living is another draw to this housing type, so configure their outdoor living spaces accordingly. A small backyard, side yard, or courtyard are a few ways to extend the home’s living area outdoors. Covered front porches with enough space for seating create a welcoming and neighborly look. For two or more levels, decks and balconies provide more intimate opportunities to enjoy the outdoors from upper-level living rooms, dining areas, and bedrooms.
