Top 10 Recreation Amenities at Multifamily Housing Developments for 2021

Gaming rooms, walking paths, and billiards top the rankings of the most popular recreation amenities at multifamily housing developments, according to research from UTOPIA's sister media brand, Multifamily Design+Construction.

Recreational activities aren’t all just fun and games—they help make a space its own. That’s why developers and their building teams are staying focused on multifamily housing amenities like pool tables, putting greens, and spin studios.

The research survey of 342 industry professionals ranks the top 131 amenities that developers are providing in today’s apartment and condominium communities. This ongoing research project includes surveys conducted in 2017, 2019, and 2021.

The makeup of the 2021 survey respondents includes architects/interior designers (34.9%), developers/owners/property managers (30.5%), construction professionals (21.4%), consultants (5.0%), engineers (3.2%), and others allied to the multifamily housing field (5.1%).

Top 10 Recreation Amenities at Multifamily Housing Developments

Billiards/pool continues to top the list in 2021 (46.5%), while jogging and walking paths had a slight uptick from 2019 (40.9% in 2021; 37.8% in 2019). Nearly one in six survey respondents said they’ve included a room dedicated to physical therapy in their projects (16.4%), and one-tenth (10.7%) had installed a dance room.

It seems in recent years that multifamily developments are ditching bowling alleys for the up-and-coming sport of pickleball. Just over 5 percent of respondents said they have installed bowling/mini-bowling in a project in 2021, compared to the 11.3 percent of those who have built pickleball courts.

Other popular recreation amenities of this year include arcade/gaming rooms (35.8%; down from 40.9% in 2019, but still making the top 10 list), cornhole areas (24.2%), Peloton equipment (23.3%), and even spin studios (21.1%).
