For 41 years, The New American Home (TNAH) program has produced full-scale exhibits of the latest building innovations on the industry’s biggest stage: the NAHB International Builders’ Show®. The Official Show Home of IBS 2024 is a 7,722-square-foot luxury residence brimming with state-of-the-art features and a resort-like ambiance in nearly every room.
In 2024, TNAH returns to the hillside luxury community of Ascaya in Henderson, Nev. The expansive, one-level home takes full advantage of its unique lot to offer panoramic views of the surrounding landscape and the Las Vegas Strip below.
“My vision for this project was to create a beautiful home that’s in harmony with the mountainside of Ascaya,” says Dan Coletti, owner of Sun West Custom Homes and lead builder of the 2024 show home. “This home has a stunning view, so it was the perfect palette on which to design.”
Upon entering, visitors will quickly notice several impressive features, including an expansive great room and a wall of floor-to-ceiling windows that flood the home with natural light and provide scenic views of the surrounding Ascaya landscape.
The home features nearly as many amenities outside as it does inside. Sliding glass doors open to an outdoor entertainment area that seamlessly serves as additional living space. This area includes comfortable places for lounging, an outdoor kitchen with dining space and multiple fire features.
Beyond its modern design elements, the home boasts superior energy efficiency and is expected to earn National Green Building Standard (NGBS) Emerald certification—the highest NGBS efficiency rating—and will also receive certifications from multiple U.S. Department of Energy programs, including ENERGY STAR, Zero Energy Ready Home, Challenge Home and Building America.
Achieving such a high-performance rating was made possible by incorporating numerous green building products such as spray-foam insulation, state-of-the-art solar panels, automated LED lighting and a full array of energy-efficient appliances.
Sun West Custom Homes is no stranger to the spotlight and the challenges of building such a highly anticipated project. Not only does the builder know how to coordinate a high-speed build in the face of product delays and workforce shortages, but Sun West is adept at navigating the unique challenges and opportunities of building the high-profile show home, having completed The New American Home twice before.
Like many builders across the country, the build team for TNAH 2024 had to continually adapt the schedule to accommodate various delays and keep the project moving forward.
“Instead of the cruise control set at 70 miles per hour, it’s set at 130. Everything was accelerated,” says Tim Unick, project manager for the 2024 home. Lining up the product suppliers as early as possible was key, as well as always having a contingency plan for delays and having strong, positive relationships with the subcontractors. “It’s all about having the right team in place,” Unick says.
IBS 2024 registered attendees may tour the home during Show hours, Feb. 27-29. Complimentary shuttle buses will depart every half hour from the Las Vegas Convention Center (LVCC). Shuttle bus tickets will be distributed each day on a first-come, first-served basis from the TNAH booth (C10) in the Central Lobby of the LVCC beginning at 7:30 a.m.
