On this installment of The Weekly, learn how The Resmark Companies' new model home sale-leaseback program works for large volume builders, freeing up capital from what is usually an "idle" asset.
"In respect to the program that Resmark has put together, we are buying portfolios of models from home builders on a nationwide scale and we're leasing it back to them and basically allowing them to utilize those models throughout their marketing period," says Ziv Cohen, chief investment officer for The Resmark Companies. "And then upon the time where those models are no longer necessary for the builder, we would sell those models to the buying public."
Cohen explains builders will continue to maintain the model homes per usual while entrusting Resmark with the property. Benefits include enhanced tax benefits and reduced debt, according to Cohen.
